Prices for our Work
It is vital to understand that there is no such thing as a "small" concrete job when it comes to price. Usually, the smaller the job the greater the square foot cost. This price anomaly is caused by a variety of factors. An example is provided below with the reasons for the costs.. When the yardage ordered by the contractor falls below the minimum yard requirement (usually 7 yards) a short load fee" is applied. Usually $250.00 in addition to the concrete costs. Therefore if one has a patio, for example, thats 12ft by 15 ft, equalling 180 square feet, the concrete required would be 2 1/2 cubic yards. The contractor's cost for the concrete would then be about $$490.00 and this is just the concrete costs.
Once one figures the cost of labor to wheel the concrete from the street to the rear yard, the cost of shooting the area with a laser level, prepping the area, digging it out to the required depth and setting forms, establishing dowels, etc., the cost increases to well over $1000.00. This cost does not reflect steel rebar or other reinforcement many people feel necessary to the work nor profit.
Our prices therefore reflect the size of the work as well as the labor, materials and other sundry items. We do not add a markup to the concrete costs. REMEMBER - if someone can give you a specific quote over the phone without seeing the field conditions or the job site and its particulars - something is wrong !! There is no such thing as "we know what it is" - because ALL CONCRETE JOBS ARE DIFFERENT!!
Another example would be if neighbors wanted identical size patios lets say 20ft by 20ft. It would take five yards of concrete to do the job, but .... one neighbor had a very large drop in his yard and the other yard was relatively flat. It took only one day of labor to prep the flat yard but it took three days of labor to prep the one with the large drop, therefore even though the five yards of concrete was the same, the cost for one neighbor would be more than the other.
BUT NO TEAR-OUT, with a 500 square foot minimum. Driveway remove and replace costs $8.00 per square foot with a minimum of 500 square feet. This includes tear out, haul away, your choice of reinforcement, either #3 rebar or welded wire fabric, and trowel smooth broom finish. Acrylic concrete overlays are $7.50 per square foot with a 400 square foot minimum. All costs are "per bid" after review of the field conditions and measurements which could change the overall per square foot price of the work.. it may even be cheaper - give us a call and find out - the estimate and recommendations are free. DO NOT ASSUME YOUR COSTS WILL NOT BE LOWER -- IN MANY INSTANCES THEY ARE LOWER THAN THE PRICES QUOTED. THE ONLY WAY TO FIND OUT IS TO GIVE US A CALL.
